At SHM we offer a multitude of services aiming to provide all your needs as a property owner under one management – using trusted and tried quality services and tradesmen we want to provide you the best there is to offer here in our beautiful coastal town.
Key Holding & Property Checks
Our secure key-holding service ensures emergency access when you’re away, meeting home insurers’ requirements. Avoid emergencies with our monthly property checks to prevent damage, detect leaks, and spot break-in attempts.
Key Holding ONLY 50€ /year
A Basic key holding facility, where under your instruction we are able to provide a key in the event of your property needing repairs or emergency attendance in your absence, competitively priced at less than 1€ per week meaning you can rest easy wherever you are in the world no matter how small your budget.
Not only is it a requirement for most home insurance policies to facilitate emergency access to your property, but having someone trusted locally with an extra set is beneficial to you in so many other ways; At your request only, we can provide access to your property for tradesmen, cleaners, estate agents or any other services you may wish to initiate remotely. And even if you are here … there is nothing worse than being locked out. We will always have a spare set readily available for you to gain access to your home, day or night.
The advertised price is for storage ONLY, whereby we act on your behalf for emergency key holding services, available to you 24 hours a day, 7 days a week, In the event of emergency or repairs in your absence should you wish to give someone access to your property and instruct us to do so.
Should an incident occur where we would need to provide access to the property, any time involved in the completion of these tasks will be invoiced at our normal hourly rates with an agreed appointment. Out of office hours (6pm-8am) will be charged at a higher rate. Without appointment in an emergency situation there would be an emergency call out charge (which includes up to one hour of liaison/labor). The advertised price includes the holding of your keys ONLY; anything above this will be invoiced to you separately.
This service is included in all our other plans/packages and not charged separately. You may find If you are not here full time or rent out your property privately, a rental management package or maintenance package could be a more suitable option for you.
Monthly Maintenace checks

When a property is left unoccupied for long periods there is the possibility problems can arise that would lead to the deterioration of a property (such as damp/humidity, pest infestations) or worse something which could cost hundreds or thousands to put right such as a burnt-out boiler plug or a Neighbours undetected leak.
With regular monthly maintenance visits to the property these problems can be prevented, identified and resolved quickly before it becomes a serious and expensive issue. When we carry out these monthly inspections of your property, we use a checklist to ensure that we thoroughly review the property every visit, and will document your properties condition with a video & photos. After each inspection a report is sent to the owner via email, meaning you can be reassured your property is safe, secure and in good condition. In the case of adverse weather, checks will be made promptly as necessary.. If there is a problem, we will notify you immediately via telephone and email.
Monthly visits, with photo evidence and video logs to keep you informed and at ease from wherever you are in the world:
- Open all windows and doors to fully air the property
- Check door and window locks are working properly and have not been tampered with
- The electrical supply is activated to check the lights, switches and all appliances operate. and replace bulbs when necessary (4 free bulbs per year)
- Test air conditioning units
- Flush toilets and run all taps – to ensure clean flowing water
- Check remote controls and replace batteries when necessary (4 free batteries per year)
- Property checked for infestation
- Gutter and drains checked for blockages
- Check for signs of damp or leaks
Part Timers' Package

If you can only reside here for 90 days in 180 meaning your property is left unattended for half of the year we can help you maintain and care for your property while you are away, checking on its condition in adverse weather, deterring burglaries, and preventing deterioration through our property check services. We also can prepare your home from home for your comfort attending the property the day before you arrive; Including turning on the electric to allow the boiler to warm and the fridge freezer to cool, making up the beds with fresh linen, cleaning external areas from accumulated dust and debris and placing out patio furniture, Check internet and TV services function, even grocery stocking, ensuring your home away from home is ready for use the moment you open the door.
When you have to leave the country, we do all the necessary work to ensure the property and its contents are secure and protected until you return, bringing in any patio furniture requested, isolating the mains water and powering down any expensive electronics such as the fridge freezer and even doing the laundry you haven’t had time to do before rushing off and ensuring the property is fully closed up and secure. We then provide you with photo and/or video communication and a completed property closure checklist, so you can be at ease, nothing has been forgotten.

Cleaning Maintenance
Our rigorous & dedicated cleaning team are armed and ready to make any space shine bright, be it inside, outside or the windows in between, domestic or commercial.
To compliment this service we also have an experienced maintenance team, equipped to repair any wear and tear, hang your new photos or apply small home upgrades; As well as a very large van should you need assistance moving home or collecting larger items.
